Real Estate Investing Secrets Banks Don’t Want you to Know

What if I told you it’s possible to eliminate one of the biggest expenses you have as a Real Estate Investor? Bank interest.

You don’t need banks to be a real estate investor. In fact, I would say that your business will be more profitable and MUCH safer if you learn techniques that allow you to stay away from banks or hard money lenders entirely.

Cutting out banks also lets you avoid putting your name, assets, and credit on the line. It is the number one asset protection technique I’ve used for my business. The fewer people or entities who have a claim to your business, the less likely it is you will lose that business, and I speak from experience.

I’m going to share how I lost a $17 million business back in 1991 because of bank and construction loans. It was painful, but the good news is that experience taught me there are better ways to invest that don’t require you to put your name or credit on the line and will bring you more profit and wealth in a safer, more optimized way.

The Most Profitable Type of Real Estate Investing

There are lots of ways to make money as a real estate investor. Sometimes having so many choices makes it overwhelming. You may be happy making money using one technique, but you might be leaving money on the table because you are ignoring a better system. This Episode is going to show you how to identify the most profitable methods.

I will share with you the three types of Real Estate Investments that brought me the most profit and how it is important to know not just how much money you make, but how long it takes you to make it.

First, I am going to talk about "Zero Interest Seller Financed" deals focusing on lower-priced land contract properties where the original owner already owns the property free and clear.

Second, I will discuss "Subject To" deals where you take over the existing loans – you can do this on properties from $40,000 to $5 million, build your portfolio and your passive income and do it all with no money down or credit required.

Third, I will also talk about properties you can buy that are SUBSTANTIALLY under market value. You can get these houses under contract and flip them to another investor for thousands of dollars OR you can keep them yourself, put a bit of money into them and sell them – either for cash or on lease option and get an amazing return on your investment.

0% Interest Land Contract Real Estate Investing

I will teach you how to pay off your long-term investment properties in one-third the time it takes to pay off a conventional 30-year mortgage by buying 0% interest land contracts or contract for deed properties.

“Subject To” Real Estate Financing

These are Sellers who will deed you their property and allow you to take over the payments on their existing loan - without signing on the loan. Taking over properties like this makes it possible for you to build a multi-million dollar portfolio in a very short period of time, create chucks of income that can support you and your family, and build a passive income portfolio that will feed you for the rest of your life.

You will learn about the benefits of taking the deed, filling the property with a lease option tenant who will make your payments while you receive market appreciation, buydown on the note, monthly income from rental cash flow, and IRS tax depreciation benefits. I will also demystify the bank complications that investors are most afraid of with “Subject To” deals such as “Due on sale” clauses, or foreclosure. 

On top of all this, the seller gets rid of a property that was constantly bleeding them and the new lease option buyer gets a home for their family that they could not have bought without your help - so you do well, by doing good.
