The Chatham Legacy: 75 Years of Homebuyer Partnerships

Gabe and Myles Chatham with The Chatham Company join the Atlanta Real Estate Forum Radio podcast to discuss the family’s impressive 75-year legacy and the valuable knowledge that comes with it. The Chatham brothers sit down with host Carol Morgan on the Real Estate Legacy series. The two oldest of three brothers, Gabe and Myles Chatham, continue to build on the Chatham legacy in its 75th year, working personally and professionally to bring the company into the next generation, which will be inherited by 11 grandchildren. Growing up in the business, a regular Saturday for the brothers consisted of visiting job sites with their father and experiencing first-hand the tumultuous changes occurring in the industry. Myles said, “It’s in our blood. We’ve been around it our whole lives [and we love it.] We feel like we’ve gained experience in this business.” The Chatham legacy is comprised of three separate entities. The first, a development company, focuses on building luxury communities in the north Atlanta area. A custom homebuilding business, ChathamBilt Homes was founded by their grandfather, Howard Chatham, and acted as the starting point for the family’s legacy. Finally, The Chatham Company is a brokerage business connected to the family brand that primarily assists with the purchase and sale of homes and partners with buyers to succeed in real estate. A third-generation company, where The Chatham Company stands today was firmly built on the formative years the brothers spent visiting job sites with their father after Sunday church and learning the ins and outs of the business from a formative age. The brothers both commented that continuing the legacy of their father and grandfather and witnessing first-hand the impact their legacy has made makes a world of difference. Gabe said, “Ultimately, we’ve learned over time…that if something is a short-term loss, it’s well worth it…for a long-term perspective of what we do.” Over 75 years, the builder has constructed 6,000 homes and counting in 150 neighborhoods! Turning back the clock to 1948, the Chatham legacy began when Howard Chatham founded his homebuilding business. Then in the mid-1950s, he began what would become the largest real estate company in the Southeast, Northside Realty. Myles said, “There’s no way to count the thousands of folks through the legacy we’ve been able to help on the real estate side as well as but we’re certainly proud of those statistics, stories and families.” Another notable milestone, David Chatham was recently inducted into the Home Builders Association of Georgia (HBAG) Hall of Fame. In the last few years, the builder was named Southern Living Custom Home Builder of the Year and was also invited to be on the board of directors for the company’s custom builder program. This merely scratches the surface of the company’s seven decades of accolades but is a testament to the ongoing commitment to beautiful, quality construction. Zac Kittle with Kittle Homes joins the Atlanta Real Estate Forum Radio podcast to celebrate the company’s two recent Gold OBIE wins and shine a light on the company’s rich history. Kittle sits down with host Carol Morgan to discuss upcoming developments and share what’s in store for the new year. Kittle Homes is a fourth-generation builder benefiting from over 74 years of Atlanta homebuilding experience. Kittle’s father played an active role in the company’s founding. As he transitions to retirement, Kittle and his brother take on more prominent roles within the company. Zonda Livabl, Zonda Virtual: Digital Changes in Real Estate

Kevin Weitzel, director of business development withZonda, joins the Atlanta Real Estate Forum Radio podcast to share an overview of the company’s new listing platform made exclusively for new construction homes. Weitzel sits down with host Carol Morgan to discuss the changes for real estate in the digital asset world. Zonda is well known for being the largest homebuilder and land data aggregator in the industry. In the past several years, Zonda has acquired various companies, including the Scottish satellite company Bird.i, a digital asset company called Alpha Vision (nowZonda Virtual) and Canada’s BuzzBuzzHome (nowZonda Livabl). Diving into what’s new in the virtual world, Weitzel explains that artificial intelligence (AI) is a major change in the digital space – especially for real estate. AI provides a more accurate searching experience for consumers and homebuilders alike. Homebuilders can look at the aggregation of data generated by AI to not only know what viewers are clicking on but also to better understand what consumers are repeatedly searching for on their websites, how much time viewers are spending on a specific page and much more. Using this data, homebuilders can develop products that are targeted more toward what consumers are searching for and can retire older plans that aren’t getting much traction. Weitzel said, “AI really does help homebuilders hone in on important consumer details.” While AI tools can be beneficial to homebuilders and developers, Weitzel comments that he has witnessed businesses leaning too heavily on digital applications. Utilizing AI is a wonderful way to spark creativity but shouldn’t be used to directly create website copy, social media posts and digital branding. Weitzel said, “I’m seeing the same verbiage used from builder to builder. That’s lazy! If you have a unique product, tell a unique story!” Also changing in the virtual realm are visualizers. While visualizers are not new, we will probably see fewer homebuilders using this tool in the years to come. Consumers can now change cosmetic settings, such as wall color, flooring, fireplace material and baseboard shape, in real-time though virtual tours. More and more homebuilders are slowly adopting the new advances in technology. Wick Marketing Reveals Results of Beyond Buyer Profiles Study

On theAll About Real Estatesegment, Wray chats with host Carol Morgan about the insightful results of targeting millennials and Gen Z new home buyers and how to utilize the results to build a successful sales and marketing strategy. With the building industry constantly evolving, Wick Marketing recently conducted a “Beyond Buyer Profiles and Demographics” study to understand buyers’ thoughts better when purchasing a home. Wray and her team believe that utilizing fresh insights and data to build an accurate branding and marketing strategy can significantly improve how consumers engage with builders. The marketing firm commissioned its survey partner to create an attitudinal survey that provided information on how consumers feel about certain scenarios within the home-buying process. Wray said, “A major part of our role as a strategic firm is to understand our clients’ customers.” From late March to early April of 2023, the survey studied a group of individuals who recently bought a home between November of 2022 and March of this year – a period that witnessed 10 interest rate increases, rising home prices and shortages in inventory. Wick Marketing wanted to understand how to market to buyers who are still interested in purchasing amid such difficulties. The attitudinal survey provided results for three separate groups, including a group of satisfaction, a group of disappointment and a group of regret: 22% of survey participants felt confident and satisfied with their recent home purchase 38% of survey participants felt burdened and disappointed in their purchase 40% of survey participants felt stressed and regretful of their home purchase Wray said, “This is an industry that tries hard to create an experience for their buyers…yet only 22% were confident and satisfied in their recent home buying process.” Another segment of the survey focused on trust. Results show that homebuyers trust family and friends the most, followed by 51% of participants highly trusting real estate agents. However, 37% expressed high trust for master-plan community representatives and 21% greatly trust their homebuilder representatives.
