How The Stimulus Bill Affects Real Estate Investors and Agents

1h 41m · Published 03 Apr 16:13

In this special episode we listen to a live webinar from March 31, we talk specifically about the new stimulus bill and how it directly affects almost all real estate investors and agents.

We focus on bringing clarity to important details, including the following:

* Who qualifies for this financial assistance including sole proprietors and self-employed

* What exactly the “Keeping American Workers Paid and Employed Act” is

* Where you can go for your share of the $367 Billion dollars of assistance

* When you can apply for assistance

* Why they are forgiving the loans for businesses that follow protocol

* How will they calculate your maximum loan amount

In addition, we answer the questions EVERY real estate entrepreneur is facing, like:

* Am I eligible? (probably yes)

* Do I have to use other loans or credit first?

* These loans are non-recourse – what does that mean?

* What can I use the loan proceeds for?

* How long will it take for me to receive the money?

* What exactly is forgiven?

This topic is something that can be a huge help to you and your business, as long as you have the right information and know how to take advantage of it.

Future of the Market - Oliver Austria

28m · Published 17 Mar 10:00

This week, we welcomed Oliver Austria back to the REI Roundtable podcast for the second time. Oliver is the co-founder and CEO of Triumph Capital, a direct private lender for residential real estate investors. On this week's episode, Oliver talks about where bank lending falls short—and where private lending provides opportunities. Oliver brings some TRUTH about when writing the loan just doesn't make sense. He was an underwriter during the 2008 recession and walked away from that experience with the insight he used to build Triumph Capital.

Oliver talks a lot about how lending tends to swing too far in one direction or another. Before the crash, lending was done too freely—borrowers were getting larger loans with adjustable rates and no money down. Then, lending swung to the other side, where it was hard for investors to get loans on properties they planned to flip. Now, Oliver says lenders are operating more in the middle… Which means real estate investors have more choices.

Owner Financing - Jeff Watson & Jenna Hoover

26m · Published 03 Mar 10:00

This week on Real Estate Investor's Roundtable, host Rob "The House Guy" sits down with investor Jenna Hoover and attorney Jeff Watson to talk the laws around owner financing. Jenna looking to get into Owner Financing in her market and Jeff one of the leading real estate attorney's in the country discuss in great detail, what is owner financing and how does it work.

At Realeflow, we talk a lot about finding freedom. The cool part of Jenna's work is that she's helping other families find freedom, too.

As she continues to flip in low-income areas, she's considering owner financing as an option for buyers who might not be able to secure a traditional loan.

Jeff explains that the two most common scenarios are when…

1. The property owner owns the property outright, in which case the monthly payment received is income.

2. The property owner has a loan on the property, in which case the monthly payment received is split - a portion goes to the bank, and the other portion serves as an income.

Now, if you're going to be the bank, you have to think like a bank. Owner financing can be risky, so, qualifying the buyer is key. Here are some key questions that Jeff advises take into consideration:

"You're looking at them for really one thing: their ability to pay. It doesn't matter who they are, what they look like, how old or young they are, and so on. It's their ability to pay. That's the most important thing."

Discover the 3 most important questions to ask when considering owner financing.

If your strategy is flipping in a low-income area, or if you've ever considered offering owner financing, this is a must-listen episode.

It's no surprise to Rob and Jenna that portions of this area are highly-regulated… But Jeff is sharing what you need to know to keep compliant.

Building Legacy With Wealth - Tim Bratz

30m · Published 18 Feb 10:00

Is investing in commercial real estate a good idea? This week, Rob "The House Guy" brings Tim Bratz back to the Real Estate Investor's Roundtable to talk about the power of commercial real estate. And Tim talks about building wealth one house at a time, and his vision on building a legacy with wealth through commercial real estate rentals.

Tim Bratz started out as an agent in New York City. While brokering a deal on a multi-unit commercial space, he did the math. The owner would make over $2M in the next 10 years on just **one** unit… Not to mention the other 6 units attached. That's when Tim made his move to multi-family buying and selling.

A lot of investors are hesitant to move into the multi-family space because they think it's all going to be on them. But, Tim says that's not the case. In this episode of the REI Roundtable podcast, Tim talks about working in a team—how he partners with other professionals from financing to property management and how everyone gets paid along the way.
