Quick History-Story: When Charles Schwab became President of Bethlehem Steel in 1903, he made an unusual offer to his consultant, Ivy Lee: “Show my staff, and me, a way to get more done in less time and I’ll pay you any fee within reason.” Without batting an eyelid, Lee offered to give Schwab a quick and simple tip that would boost his productivity by at least fifty percent. Here’s the gist of what he said in the twenty minutes he had before Schwab had to leave to catch a train: 1. Take a card and write down the six most important things you have to do tomorrow. Keep it accessible, in sight, & with you at all times (Pocket or Purse). a. Number them in order of importance aka prioritize. 2. First thing tomorrow, start working on item one until you finish it. 3. Next, do the same with item two, item three and so on, until it’s time to stop for the day. 4. Don’t worry if you only finish one or two items on the list. If you can’t finish them with this system, you’d never have finished them with any other system. This way, you will at least have finished your most important tasks. Lee invited Schwab to try the system for as long as he liked and pay what he thought it was worth. Two weeks later, Schwab sent Lee a check for $25,000.00! Keep in mind this was in 1903. At the time, some people said it was foolish of Schwab to pay so much for a simple idea, and so little consulting time. But Schwab later credited Lee’s advice with helping him transform Bethlehem Steel, from a virtual unknown co. into the largest independent steel producer in the world, in less than five years. In the process, Schwab earned a personal fortune of over $100million. (Source: The Millionaire in You by Michael LeBoeuf.) “Chunk” to become laser focused and extremely productive - If you fail to plan, you are planning to fail. Key Insights & Takeaways from my POV: Speaking on What I know & how to acquire: We specialize in acquiring and managing B & C class safe affordable workforce housing a product in high demand. What Is Workforce Housing? In-between luxury and subsidized housing Why is there Such a Shortage? Developers cost = cost why not get more $in rent Why is the Demand High for Workforce Housing (outpacing supply)? 43 million American homes as renters; 1/2 spend 30% of their budget on rent & 28% spend 50% of their budget on rent! What about the Recession (Virtually Recession Proof) Experienced Operator: (NOI) dropped 2% from 2007-2008 & another 1% drop from 2008-2009; since then, it has steadily risen and hasn’t stopped. if you buy in the right market, finance properly, don’t over leverage, and manage well – B & C class workforce housing is going to weather the storm. He proved, if done correctly, this is can be a recession proof asset class. Home-ownership is at an all-time low and renting is popular as well as out of necessity. BIG Problem 4.6 million workforce doors in next 12yrs per the National Apartment Association & the National Multifamily Housing Council. This is exactly what you want when scouting and underwriting potential deals. Now don’t get me wrong you should always stick to your conservative stress test underwriting and deal criteria mandates. For example, never underwrite for the poised boom to occur – the deal must work in a steady market. On the deal mandate side - we don’t look at any areas that have less than 250,000 people in the MSA, we like 50+ Doors and 100+ is preferable (Pro, Best in Class, 3rd party management), only buy B & C Class Cash Flowing, workforce housing, with a Value-Add &/or Upside play, & we have targeted equity partner returns to meet – in other words, we want an undervalued mismanaged asset that is in an under the radar (yet) emerging market that will allow us to create massive value and force appreciation within 1-3 years. Having said all that - there can be areas of the country that are going to be HOT but they’re NOT making national news. So don’t turn away from a market that’s not on everyone’s radar. This is what you WANT! We’re investors we’re NOT gamblers there’s a method to this. So… How do you know where to go and how do you get there, before the herd arrives, while the price per door works & institutional money hasn’t shown interest yet? Go granular at the local level. Ask the chamber of commerce and the city planners office what’s going on, what’s been approved vs. speculation, how many millions, or billions, are coming into to the area and from what companies. What will this do for jobs and the economy? Will this make people want to relocate and live in the area? The key is to buy in the “Next Austin” before Austin becomes The Austin it is today! If you can get into the right place, at the right time (Before the BOOM), at the right (undervalued) price… when the Boomtown appreciation occurs, in the next 3 to 5 years, everyone is going to be happy! Scott’s BIO: Starting off in residential retail Real Estate sales with Keller Williams Realty and closing $2.2M in volume his first 12 months, he quickly realized being a realtor was not for him. Since then, he has moved into the investment space flipping over 150 residential transactions and building a portfolio of rental properties with over $20,000,000 in closed volume to date. He is also the host of the #INVESTTHIS Podcast, interviewing only the elite of Real Estate Investors for his listeners.
