Building and Construction development 101

In this episode we sit down with real estate developer Justin Smith, we discuss his journey into  development, and what ignited his passion for it. We also discuss the need to know about development, how to get started in the space, and how to build your team, connections, allies and the ways to approach a development deal from a numbers perspective. Justin also shares the most common mistakes that people make when getting into the development space and how you can avoid them. 

Justin Smith is the founder of Relequity Enterprises, a Private Equity & Real Estate. Relequity.com acquires Multi-Family Real Estate in the SouthEast and MidWest Markets. He is currently general partner on 360 units of housing in Des Moines, Iowa.  He is set on increasing that ownership level to over 1000 units in 2021. He also advises on private client developments in TX, CA, and OH.

Smith leads projects through the predevelopment stages, design management, construction and finally asset management life - cycle.  Under his direct leadership 1,356 units of housing or (3,200 beds) were constructed over the last 6 years, exceeding $422M in project value. He is particularly proud of projects such as Hale Mahana in Oahu, HI and Union on Elizabeth in Fort Collins, CO.

Thinking outside the box

On this episode, we sit down with Albrey Grimsley, CEO of Life Legacy Capital, Co-Founder and Managing Partner at Synergy Paradigm Capital, a privately held commercial real estate investment company. We discuss the aspect of thinking outside the box by not following what the crowd is doing, learning to see the bigger picture in everything as well as being your own bank.

As an investor, she has gained a wealth of knowledge in commercial real estate acquisitions and asset management. This has led to extensive operating expertise and an intimate understanding of each of the submarkets in which we acquire property to identify underperforming assets and solve the root issues that represent a significant value-add play for our investors. 

In addition to being an entrepreneur, she has a strong background in facility management, real estate, education, and sports. She is well-versed in nonprofit capital leadership, mentorship, public speaking, event hosting, and commercial real estate investments. She is the owner of the nonprofit, Like It R Love It Inc, which houses the L.I.F.E Sports Academy program and operates in several locations within the United States and abroad. 

While creating mentorship opportunities through her organizations, and community partnerships, and serving as a former collegiate coach for over a decade, her leadership has led to building champions in their respective professional fields and communities. Her passion for adding value to others has led to her creating the Life Legacy Capital Investor Club which allows working professionals and entrepreneurs to leverage her team’s capital to continue building generational legacy wealth. In this episode, we sit down with Amy Tiemann, a syndicator out of the Texas area who shares with us what she looks for when investing with operators and how to effectively vet an operating team. She also shares with us how she carried over her HR skills to the Multifamily space and her craziest scary story that can potentially make you question if you'd rather be a passive investor over an active one.

Amy has a long history in construction - her grandfather started a glass company in 1960, and her father took it over in 1972. Amy spent a lot of time going to job sites with her father. After graduating from Purdue, with a degree in Organizational Leadership, Amy returned home. Her father asked her to join the family business, but she had other plans on her mind.
Amy made the move to tech and worked in HR. Amy worked for major companies such as Phillips, IBM, and Applied Materials. Suddenly, in 2001, she found herself going through a painful tech downturn, with the burst of the dot-com bubble. After surviving several rounds of layoffs, Amy found herself burned out in tech and HR. At the time, her husband started a small construction company. Amy realized this was her opportunity to return to a field she knew a lot about, and she was looking for a new challenge.

The new construction company was created in 2004. Over the course of 12 years, she built Tiemann Construction into a national retail construction firm servicing 16 states. From there, the company pivoted to multifamily renovations – along with a real estate investing arm of the business, in 2008. Tiemann Construction was named the multifamily vendor of the year for the Austin and San Antonio market for a large real estate investment association in 2012. Tiemann Construction renovated over 50 multifamily properties in Austin, San Antonio, and Bryan/College Station areas.
Amy’s first multifamily investment was in 2010. Amy and her husband became active in multifamily investing and real estate investing while managing their construction business. By 2015, made the decision to focus on real estate investing, and in 2017 went out on her own.

With decades of experience in the real estate industry, Amy brings a well-rounded perspective to the company. A graduate of Organizational Leadership from Purdue University, Amy is able to collaborate cross-functionally in order to bring an unrivaled service level to her properties.

Learning from your Failures

Lawrence Latty AKA Mr INTERNATIONAL retired from the New York City Transit Authority where he was a dedicated public servant for four decades as a train operator in the New York City subway system.  As a train operator he has trained over 900 personnel in safe train operation. 

He is now focused on growing his real estate portfolio that he has managed for the last 30 years that was started by his parents when they purchased their first investment property in the Bronx NY in 1971.

To integrate his passion for real estate and people he founded one of the most popular and value intense meetups in 2020, Finacial Independence Through Small Multifamily Investing. A weekly virtual meetup, with guest speakers, and investors from around the country and 
sometimes the world. We come together to network, discuss projects, and work on personnel development.

Lawrence also created the 4P system that was developed through the training of over 900 personnel to help improve likability, and develop trust among students and others. This has allowed him to develop an amazing network, and become known as a master connector.
