PEP Podcast #046 - Facility Management 101 - What to Look for in a New Service Vendor

8m · Published 14 May 00:00
So you are in the market for a new vendor. What do you look for? How do you pick one? Or find one? The first thing you always want to look for is good morals, good values, and a good 'why'. You want someone that shares a mindset or wants the same things you do. That's how you're going to work best together. Again, it boils down to being honest about your objectives, and having a genuine conversation about how you can help each other progress. Ask them WHY they do what they do and look for the answer above and beyond "to make money". What does that money get you? What will you do with it? THAT'S the real why, and THAT'S what you're looking for. Make sure you set the expectations and guidelines up front. Gauge their reaction. I once had a facility manager, in our very first meeting, tell me that if we wrote any less that 5 sentences on any invoice that we would be fired immediately. My EQ is pretty high so I knew this meant "I value communication", but I sure had my guard up immediately. He actually turned out to be one of the best facility managers I ever worked for. And who ultimately inspired me to do this series. I digress... follow these steps to land a good service company as a vendor. Thanks for watching! PEP Podcast #047 - Facility Management 101 - How to Inspire Excellent Work from a Service Vendor

7m · Published 14 May 00:00
This is the ULTIMATE. This is what it's all about. Where the true value lies and where opportunity is manifested. How do YOU get a vendor to perform at their best, how do YOU inspire great work from a trusted partner. If you're thinking "that's not my job", please stop this video, unsubscribe, and never come back. Remember, you're getting the perspective from ME, the owner of a SERVICE COMPANY... Have you ever delivered pizza? Or bar tended? Or were you ever a server? How did you get your tips and, more importantly, how did you treat those who tipped you WELL? Now that we have a little perspective, think about it. I have customers that my techs BEG me not to service. That I wouldn't give a discount to if they were the last customer in my revenue stream. Then I have customers that would bend over backwards for. That I would walk a thousand miles for. That my techs want to do well for. Which one do you want to be? Relate, communicate, be genuine, practice empathy, appreciate them, reward them, and actually fucking like them. I had one customer that would come in during a company meeting just so he could say thank you to all of my techs. Just one example, but to this day, my techs will give them discounts, triple check their work, and be the first ones with their hand up when he's in a bind and needs help. Where is the value in a service vendor. Right here. PEP Podcast #045 - Facility Management 101 - How to Negotiate with Vendors

8m · Published 01 May 14:00
There are a lot of importnant aspects to being a facilities manger or facilities director, but one thing is for sure; once you get hired, you need to make an immediate impact. Some way, Some how, you need to find a way to back up everything that you pitched in your interview. You need to follow through on all the things that you promised you could do when you sat down with your boss the first time. There are several ways to do it... there's right ways, there's wrong ways, and there's also easy ways. Small things that you can do to get recognzied and make changes right away. Let's face it, the newer generations are getting less and less patient when it comes to seeing changes. Tat's a whole nother topic in and of itself, but fact is fact. You have to hold true to how you sold yourself and, let me guess, you promised to be able to save money on R & M costs? How close am I? Did I get it right? PEP Podcast #043 - Facility Management 101 - What does a Facility Manager do?

7m · Published 30 Apr 00:00
What does a facilities manager do? Ask any one of them and they'll tell you its probably easier to list off what they DON'T do. A facility manager wears many many hats; they are technicians, general contractors, accountants, engineers, janitors, leaders, and a million other things all at once. But simply put a facilities manager oversees that repair and maintenance of any given facility or facilities. Could be restaurants, hospitals, prisons, military bases, nursing homes, retail stores, and anything in between. They are in charge of every physical tangible part of the facility itself. The floor, the walls, the roof, the parking lot, the electrical, and of course, the equipment (HVAC, Refrigeration, Cooking Equipment, etc). Their job is to maintain all of it so it doesn't break down and cost a fortune to fix OR cost a fortune in lost product, lost customers, or lost revenue. And they need to do it all quickly, efficiently, and strategically. A facility manager is the corporate equivalent to Superman. watch this series for some tips & tricks on how to stand out from the crowd. And be the best facilities expert the world has ever seen. PEP Podcast #042 - Facility Management 101 - Introduction

5m · Published 13 Apr 00:00
Really excited about this new series, I've been wanting to do this one for a long time. Of course, this is from my perspective only and there is a lot more to being a facilities manager than what I explain here, but this is going to be filled with tips, tricks, advice, and ideas on how to maintain facilities and vendor relationships in the facilities industry. I make no claims to know everything so if there is something I miss or need to be corrected on, please comment and let me know. My knowledge stems strictly from my experience with facilities directors across the country. I've seen what works, and what doesn't. Keep in mind that I run an HVAC/R cooking equipment repair company so that's been the majority of my topics. Subscribe if you want to see more! Thanks everyone!
