Really excited about this new series, I've been wanting to do this one for a long time. Of course, this is from my perspective only and there is a lot more to being a facilities manager than what I explain here, but this is going to be filled with tips, tricks, advice, and ideas on how to maintain facilities and vendor relationships in the facilities industry. I make no claims to know everything so if there is something I miss or need to be corrected on, please comment and let me know. My knowledge stems strictly from my experience with facilities directors across the country. I've seen what works, and what doesn't. PEP Podcast #046 - Facility Management 101 - What to Look for in a New Service Vendor

So you are in the market for a new vendor. What do you look for? How do you pick one? Or find one? The first thing you always want to look for is good morals, good values, and a good 'why'. You want someone that shares a mindset or wants the same things you do. That's how you're going to work best together. Again, it boils down to being honest about your objectives, and having a genuine conversation about how you can help each other progress. Ask them WHY they do what they do and look for the answer above and beyond "to make money". What does that money get you? What will you do with it? THAT'S the real why, and THAT'S what you're looking for. Make sure you set the expectations and guidelines up front. Gauge their reaction. I once had a facility manager, in our very first meeting, tell me that if we wrote any less that 5 sentences on any invoice that we would be fired immediately. My EQ is pretty high so I knew this meant "I value communication", but I sure had my guard up immediately. He actually turned out to be one of the best facility managers I ever worked for. This is the ULTIMATE. This is what it's all about. Where the true value lies and where opportunity is manifested. How do YOU get a vendor to perform at their best, how do YOU inspire great work from a trusted partner. If you're thinking "that's not my job", please stop this video, unsubscribe, and never come back. Remember, you're getting the perspective from ME, the owner of a SERVICE COMPANY... Have you ever delivered pizza? Or bar tended? Or were you ever a server? How did you get your tips and, more importantly, how did you treat those who tipped you WELL? Now that we have a little perspective, think about it. I have customers that my techs BEG me not to service. That I wouldn't give a discount to if they were the last customer in my revenue stream. Then I have customers that would bend over backwards for. That I would walk a thousand miles for. That my techs want to do well for. Which one do you want to be? Relate, communicate, be genuine, practice empathy, appreciate them, reward them, and actually fucking like them. I had one customer that would come in during a company meeting just so he could say thank you to all of my techs. Just one example, but to this day, my techs will give them discounts, triple check their work, and be the first ones with their hand up when he's in a bind and needs help.
