The title of this episode, If You Can Do One Deal a Month, Why Can’t You Do Eight?, is not original with me. I picked up the idea from Rob Swanson’s blog. But it was so good I just had to borrow it.

This statement has to do with a basic concept of scaling up. If you can do one system well, and it’s working for you, then it can be duplicated. And then duplicated again. The only thing that holds you back, is that you’ve not yet caught the vision of scaling up.

I dig into that subject in this episode, explaining in detail how to create systems, how to record them (video), how to hand them off, then how to step back and let your team take over.

Once you get the vision of scaling up your business, that concept and taking action on it will take your business to the next level.

Through the years that I’ve been an investor, I’ve been blessed to have several awesome coaches. In fact – and I’ve said this many times – I would not be where I am today had it not been for my coaches.

But I’m quick to add that I could have made even greater progress and faster, had I listened and acted on what I was hearing. In this episode, I explain how fear and doubt held me back for a long time. As I look back now, I see how senseless that was.

In order to be coached, one must be teachable. I wasn’t – at least at the outset. Believe me, all that has changed. And I’m definitely teachable now. And will continue to be as I keep placing myself under great coaches.

Those of you who know me, know that I believe in creating good systems and letting the systems work for me. That’s the focus of this episode. I’m going to share with you a system we’ve been using with great success…

This is a simplified way to have your VA make 10 (or more) offers a day on distressed homes on the MLS. You’ll need access to the MLS, either by becoming an agent yourself or befriending an agent who’ll be eager to work with you. (It can be lucrative for you and them.) You’ll be making what I call “soft-pass offers” to Realtors.

Once you have your VA trained, the system can work like a well-oiled machine. When that many offers are being produced each day, after a while it’ll add up to a whole bunch of deals.

Remember, this business is all about making offers!

I love marketing. And I enjoy creating systems that rev up my marketing programs. In this episode, I give a lot of tips on mailing lists – the ones that I use the most and that I think are the best.

Direct mail is still and yet a workhorse for bringing in good leads, so the better the lists, the better the leads.

Top of my list of lists has always been absentee owners. I’ve stuck with that as my favorite for many years. But there are others as well.

I throw in a couple of little-known lead sources for good measure. One that has to do with Zillow. Easy stuff.

I’ve often thought about how some investors ‘work’ at their business. If they were an actual employee, they’d probably be fired. Come in late, leave early. Two-hour lunch. Always complaining. Never finishing tasks. Seldom going above what’s minimally necessary.

If you were a boss with an employee that fit that description, what would you do?

In this episode, I tell you about a boss I had years ago who was a hard-nosed guy. But, boy did he ever teach me about sticking with a task and follow-through, wow! Powerful lessons. He affected how I look at getting the job done – and to never leave anything to chance.

I’ve been doing a great deal of coaching lately – both one-on-one and also group coaching. It’s something I love to do; a real passion of mine.

As a by-product, coaching gives me the opportunity to observe how different beginning investors approach this new endeavor. I’ve noticed that there are often those who keep saying that this is “not working.” When things don’t go their way right from the get-go, they quickly become discouraged and are ready to quit.

So in this episode I address that issue. And my question then is: Is it not working? Or are you not working? Which is it?

You have to decide. Because when you work the system as instructed, I promise – everything will come together and fall into place.
