033_It's Resolution Time!

A New Year resolution is a great way to start the New Year! Have you set some new goals for yourself? Episode 33 is all about setting a goal and actually making it to the finish line.

Every year millions of people create big goals and find themselves falling short of the finish line every year. We all want to set some great goals in our life. The key to accomplishing goals is to set realistic small goals so that you can reach the big finish line. The problem is that we see the vision but don’t set realistic goals.

The first step to the finish line is creating the vision. If you can envision yourself being a certain way or doing something big, you must start to set small realistic goals (small steps) to accomplish the big vision. Be realistic in your planning and any great thing can be accomplished. You are only limited by your imagination and your determination to accomplish the end result.

Take some time and create a map to your end result. A result that will bring you satisfaction of completion. Make it so that you can reach the goal and stick to the map. Remember that you are only limited by what you believe. If you believe you can achieve, you will. Now go and do something great. I know you have what it takes for greatness!

Many forms of communication play a part in the communication process now days. There is verbal, written, and body language to name a few. Having one of these wrong during the communication process can create confusion, frustration or even anger. Our job, as great managers, is to understand what each situation calls for and use the appropriate communication for the job. This however can be easier said than done.

Communication is a lifelong process of learning. As long as there are people on this earth, we will need communication. The key is to create communication that is clear and free of confusion. By keeping your communication neat and clean you increase understanding. The better the understanding, the more receptive people are. The last episode we talked about the importance of a neat and clean look (a.k.a. your appearance). Another important area that we must not overlook is a neat and clean property. This episode discusses the importance of a neat and clean property/community.

Residents want to be proud of the place that they call home. This should be obvious, yet I see properties all of the time that look like complete disasters. Like our personal appearance, a great looking property does not need to cost a fortune. Mowing lawns, trimming bushes and picking up trash are simple things that your prospective resident expects to find when they visit your community. It is truly surprising what a little work can accomplish and this work does not need to be expensive.

The rental world is full of many of the same units. If you have a 2 bed, 2 bath apartment for rent, the chances are that there are 10 more, just like it, on the market in your neighborhood. Don’t let a poorly manicured shrub be the reason that people decide not to look at your rental. Believe me, it is all important. Everything from a little shrub, office bathroom, your office to the apartment itself are all being looked at and judged.

We all think that we have the nicest apartment for rent on the block. Your goal should be to be the best one. Your prospective resident should find an apartment that they are proud of. The rental should be clean, warm and most of all a place that they will love to call home. Now go and take a look at your property and decide on what area you can improve on. Believe me, there is always something that can be improved on! Good luck and happy leasing! 

030_Neat and Clean Appearance

Do you have a neat and clean appearance? This is one area that can be overlooked, but can be a big problem area when the goal is to retain customers or gain new ones. Episode 30 talks about the importance of a neat and clean look. The better you look and feel you will increase the chance of a prospective customer wanting to do business with you.

We all want to look good. Right? Did you know that people are judging you on your appearance? As if we do not already have enough stress in the day. Now we have to worry about what others think of our clothing? That’s right! People want to associate themselves with people that they trust and that they look up to. By having a professional appearance you will increase the chance of grabbing that perfect resident and hopefully helping them to decide to become a resident that stays with you for many years!

Obviously, your appearance is not only about your clothing. Great grooming practices are a must too! No one wants to be around or look up to a person that has not taken a bath in a really long time. Make sure you clean up and put yourself together every day. The goal is to be the person that people would like to associate themselves with. Great grooming is noticeable and can be a big part of your arsenal of tools to find those great residents that we all long to find.

Your first mission is to listen to this episode on: Keep Your Appearance Neat and Clean. When you’re finished listening, go to a mirror and take a good look at yourself. Ask yourself – Do I look like a person that people want to associate themselves with? I am assuming that the answer is: YES! If not, decide on what the first step should be and then do something about it. Looking great will help you feel great and that is a recipe for success. Your residents expect customer service and deserve the best service that you can give. Are you creating world class service? Episode 29 discusses the importance of perfecting great service. When you add service and expectation you will equal customer satisfaction. This is a must in creating a happy customer.

In customer service you are serving the customer. You should be greeting your customer with a warm greeting, returning phone calls promptly, providing informative information and above all giving them your full attention. Start lacking in any of these categories and devastation could set in. Providing excellent customer service is what will differentiate you from your competitors.

What does the customer (your resident) expect? They truly expect and deserve the very best service. When providing excellent customer service your customer will want to witness friendly, fast and smart world class service. Are you providing world class service? The answer should be YES! Remember, if you want to be the best you have to give the best. The more you practice customer service the better you will be at fulfilling your customers’ expectations.

When you succeed at creating customer satisfaction you are on your way to the top. A satisfied customer will normally stay longer, refer friends and family, and oh, did I say stay longer. This is very important! Your goal as a manager should be to create a positive atmosphere that completely creates a place that your residents are proud of to call home. Now go and start to build your service skills and take your residents satisfaction to the next level!

028_Is the Customer Always Right?

How do you separate yourself from the competition? Do you have excellent customer service skills? This episode touches on the importance of customer service and asks the question- Is the customer always right? Based on what you have been told all of your life the customer is always right, but are they really right?

Is the customer “always” right is a question that gets mixed answers. One would say that the customer is always right, but is that true? Your goal as a manager is to solve problems and create a playing field where your customer understands the result needed. Simply by making a customer right is not going to solve all situations and will certainly not solve all problems.

As a manager your job is to see through the cloud of confusion and create clarity for all that are involved. In the property management industry there are many “situation” that will arise. Knowing how to deal with these so called situations is the first step in great customer service. Realizing and finding the root cause or core issue of all problems will help you create the clarity needed to find the “happy zone” for your residents.

The goal is to find the core issue and repair or fix it. This can be challenging at times, but with excellent customer service skills you will be on your way to clarity and a happy resident. 027_No Room for Negativity

What is the little voice inside your head telling you? Are you consumed with a negative message that is keeping you away from your goals and dreams? Episode 27 is all about creating a mindset of positive thinking and clearing out that negative mindset.

You need to sweep that negative mindset out of your mind and make room for the positive. The little voice inside your head has a tendency to keep things nice and safe for you. The problem with that is that your mind thinks that what you are doing currently is nice and safe. As soon as you want to do something different your mind steps in and says, “Wait you are doing something good now. What if this (job, business, invention, idea, etc.…) does not work? What if I fail? What if you’re not as good as you think you are?” Believe me, all of these “what ifs” will keep you away from creating success.

The first step is to create a positive mindset. Telling yourself a positive message and creating positive affirmations is a great way to motivate and create positive momentum. Use words like I am, I can and I will. These words change your thinking from negative to positive and are a great start to get you headed in the right direction. Remember, that no one is you and you are the best you in the world. Start using positive affirmations today and tell yourself things like I’m the best at what I do; I am a winner; and No one can hold me back!

Start thinking positive today and remove that negative little voice that holds you back. You can accomplish anything. Remember that anything worth having is usually not easy. You will have to work at it and you will have to work hard at it. Remember, the top of the mountain is seen by those that are willing to climb and see it. You will never experience the top at the bottom. Start your journey today. If you can imagine the view from the top; you can achieve it! Now go create your future and accomplish your dreams. You have massive amounts of greatness in you. Now you’re ready to make it a great day!

026_Leadership Matters

Leadership matters and the quality of your leadership is a so important. Taking your leadership to the next level is good for you and the people that you are leading. Episode 26 is all about leadership and the quality of that leadership.

Are you walking the walk and talking the talk? If you don’t set a good example for those around you why would you expect them to be great? The thing is that you are in charge and responsible for the decisions that your followers make. If you give them bad guidance you are at fault. So, make sure you set a good example and walk the walk and talk the talk.

Another great leadership tip is to create clear clarity of what you expect out of your team. You need to have the ability to paint a picture of the end result. If everyone knows what to expect there is no need for confusion. Take your leadership to a new high level and create a realistic vision that your team can reach.

Do you expect a high standard of managers and vendors? Here’s a tip and a quote for success- Increase the standard and your residents will love it. It’s true! Always take the current standard and raise it another notch. You need to be better than the competition. One of the most important jobs as a leader is showing what is expected and painting the big picture. Do this and you will see great improvement.

Leadership quality is a must to accomplish success. You need all hands on deck to sail your ship successfully. Setting a good example and creating a clear picture are your keys to success. Remember that leadership can be easy, but you have to work at it daily. Help your team visualize the goal and you will be on your way to great leadership. Now go make it a great day and be a great leader. I know you can do it!
